Obtain a unified certificate on property owners

To obtain information about the owners of real estate, it is necessary to receive a unified certificate that contains details of all owners of the given property. The certificate will also indicate any restrictions or seizures on property rights, if there are any. 

You can apply for this service in person by booking an appointment in advance.

After clicking the "Continue" button:

  • Fill in your details to log in to the system or use the "YesEm" national identification system.
  • After identification, select the “Unified Cerificate” section on the left side of the page.
  • Enter the address of the property and click the "Next" button (the search can also be carried out using the real estate certificate number or the cadastral code by filling in the relevant fields; the cadastral code is a unique number assigned to the given real estate).
  • Alternatively, you can search using the real estate certificate number or cadastral code by filling in the relevant fields. The cadastral code is a unique number assigned to the property.
  • Choose the preferred deadline for completing the application.
  • Make the payment.


Payment amount and procedure

To receive the unified certificate within 3 days, you must pay 10,000 AMD state duty.

Payment can be made in the following ways:

  • via the E-payments system
  • via bank transfer to the account of the State Budget of the Republic of Armenia: 900013220018. In the “Purpose of payment” field, please indicate the following text:
    “For the provision of a unified certificate regarding a real estate unit, except for land plots of agricultural purpose or land plots alienated for the construction of housing stock provided for by a state purchase contract in settlements of the Shirak and Lori regions of the Republic of Armenia.”
    (If it is not possible to make a transfer to this account in the banking application, please select the option “Transfer to the state budget”.)


It is possible to receive the certificate earlier. To receive it within 2 days, a fee of 20,000 AMD must be paid, and to receive it within 2 hours; a fee of 60,000 AMD.

Delivery period 

The certificate will be sent to the provided email address, within the selected time frame.

Attention

The certificate is valid for 15 days.
