• In the preparatory phase of selling a house, it is necessary to ensure that you do not have any tax obligations regarding the real estate.
• If the property has multiple owners simultaneously or was acquired during marriage, the consent of those parties to sell the property must also be obtained before the transaction.
• Also check whether the property being sold does not have any transaction restrictions and is not pledged by obtaining a unified certificate.

To determine the price, you can analyze the market value of similar houses located in the area of the house being sold, taking into account the area, floor, and condition.

For a more accurate result, it is recommended to consult a professional appraiser, who will take into account all the specific features of the apartment and confirm the actual market value.

Apply to the Cadastre Committee if the sale transaction is straightforward, meaning:

• All owners of the property can be present during the transaction.

• The transaction is carried out without any power of attorney.

• The property is not divided into shares among the owners.

• The transaction is carried out by paying the full amount.

Concluding a house sale contract at the Cadastre Committee is free of charge.

The sale of a house can also be carried out through a notary at the request of the parties.

It is also necessary to apply to a notary when there are certain issues, for example, not all owners of the property are present, the amount will be paid partially, one of the parties is a minor, and so on.

The following should be presented to the notary office:

• Documents confirming the identity of the parties (in the case of foreign citizens, notarized Armenian translations of the passports).
• Marriage certificate, if the parties were married at the time the alienated property was acquired.
• Certificate of state registration of rights to real estate (Apartment ownership certificate).
• Unified certificate.
• In the case of a representative, a document confirming the representative's authority (Power of Attorney).
• Other documents upon the notary's request.

The unified certificate is a document provided by the Cadastre Committee which states the personal data of all property owners, the area, and information regarding restrictions on the property (for example, the property may be mortgaged).

It is only possible to sell a house without such restrictions.

• To receive the certificate, it is necessary to submit an online application to the Cadastre Committee.
• It is provided within a maximum of 3 working days after submitting the application, and it is necessary to pay 10,000 AMD.
• It is also possible to receive the certificate sooner: to receive it within 2 days, it is necessary to pay 20,000 AMD, and to receive it within 2 hours, 60,000 AMD must be paid.
