To sell a house in Armenia, it is necessary to:

- Agree with the buyer on the method of payment: cash or bank transfer.

You can carry out the transaction both at a notary office and at the Cadastre Committee. After the transaction, transfer the information regarding utility services to the buyer.

The sale of a house can also be carried out through a notary at the request of the parties.
It is also necessary to apply to a notary when there are certain issues, for example, not all owners of the property are present, the amount will be paid partially, one of the parties is a minor, and so on.
The following should be presented to the notary office:
- Documents confirming the identity of the parties (in the case of foreign citizens, notarized Armenian translations of the passports).
- Marriage certificate, if the parties were married at the time the alienated property was acquired.
- Certificate of state registration of rights to real estate (Apartment ownership certificate).
- Unified certificate.
- In the case of a representative, a document confirming the representative's authority (Power of Attorney).
- Other documents upon the notary's request.
The unified certificate is a document provided by the Cadastre Committee which states the personal data of all property owners, the area, and information regarding restrictions on the property (for example, the property may be mortgaged).
It is only possible to sell a house without such restrictions.
- To receive the certificate, it is necessary to submit an online application to the Cadastre Committee.
- It is provided within a maximum of 3 working days after submitting the application, and it is necessary to pay 10,000 AMD.
- It is also possible to receive the certificate sooner: to receive it within 2 days, it is necessary to pay 20,000 AMD, and to receive it within 2 hours, 60,000 AMD must be paid.
