Register the home ownership with the State Cadastre Committee
After signing the home purchase agreement, the right to the home ownership must be registered with the State Cadastre Committee of Armenia.
To register home ownership, the buyer and seller must submit an application in person at any service office of the Cadastre Committee (regardless of the property's location).
Requirements
In the case of an apartment purchased with a mortgage loan, state registration of ownership is carried out only after the building completion certificate has been issued.
Required documents
To register the home ownership, the following documents must be submitted:
- Passport or ID card (in the case of authorized representatives, also a power of attorney)
- Home purchase contract
- Receipt confirming payment of the apartment price
- Certificate of the right to purchase real estate
- Receipt confirming payment for state registration of ownership.
The authenticity of the online-submitted application and attached documents is confirmed by the applicant’s electronic signature.
Responsibility for the authenticity of the documents submitted with the application lies with the persons who submitted those documents.
Payment amount and procedure
For registration of home ownership, you must pay a state registration service fee of 25,000 AMD and a state duty of 1,000 AMD. The ownership certificate is issued within 4 working days.
At the applicant’s request, state registration of the emergence, modification, or transfer of rights to real estate may also be carried out under an accelerated procedure:
- 50,000 AMD – within 3 working days,
- 75,000 AMD – within 2 working days,
- 150,000 AMD – within 2 hours.
Delivery period and procedure
- State registration of rights to real estate is carried out within 4 working days after submission of the state registration application.
- After state registration of ownership, a state registration certificate of the right to real estate is issued and sent to the email address indicated by the buyer.
- The authenticity and validity of the certificate can be verified via the Cadastre Committee’s website by entering the certificate number and password in the “Document viewing” section.
